Modern automated Houston home with LOXONE smart lighting and climate control system

How Much Does Home & Building Automation Cost in Houston? (2026 Guide)

Smart Home Tips 10 min read By Daniel Lopez

Home and building automation in Houston typically costs $15,000 to $80,000 for a complete LOXONE system, depending on home size, project type, and features selected. Basic lighting-only setups start around $5,000. Full automation with lighting, climate, audio, shades, and security for a 3,000–4,000 sqft home runs $25,000–$45,000.

Those numbers cover a wide range because no two projects are the same. A new-build spec home with basic keypads and dimming is a fundamentally different project than retrofitting a 6,000 sqft Memorial estate with motorized shades, multi-zone audio, and pool control. This guide breaks down what drives the cost, what you get at each price point, and how to get an accurate number for your specific project.

We install LOXONE systems across the greater Houston area — Spring, The Woodlands, Cypress, Katy, Sugar Land, Memorial, and beyond. These price ranges come from real projects, not spec sheets.

What Affects the Cost?

Several factors move the total up or down. Understanding them helps you prioritize and plan.

Homeowner reviewing smart home installation quote with technician

Home or building size (sqft). More square footage means more circuits, more keypads, more wire runs, and more devices. A 2,500 sqft home might have 20–30 lighting circuits. A 5,000 sqft home often has 60–80+.

New build vs retrofit vs remodel. New construction is the most cost-effective because wiring is installed during rough-in before drywall goes up. Retrofits cost more per feature because we’re working around finished walls — though LOXONE Air wireless devices help minimize rewiring. Remodels fall in between depending on how much the walls are already open.

Number of rooms and circuits. Each room you want to automate adds keypads, dimmers, sensors, and programming time. A “main living areas only” approach costs less than whole-home coverage.

Features selected. Lighting is the baseline. Adding climate control, multi-zone audio, motorized shades, security sensors, intercom, or pool/spa control increases scope and cost. Each feature layer adds hardware and programming.

Keypad and switch selection. LOXONE offers a range. Touch Pure keypads are sleek, minimal, and mid-priced. Touch Surface keypads are the newest option with a seamless glass face. Standard rockers are the most affordable. Your keypad choice across 15–30 locations can swing the total by $2,000–$6,000.

Commercial vs residential. Commercial projects involve different hardware (higher-capacity relay modules, industrial sensors, BACnet integration) and often require more extensive programming for scheduling, occupancy-based control, and energy monitoring.

Cost by Project Type

New Build

New builds are the most cost-effective because wiring is installed during construction before drywall. We coordinate with your builder and electrician during rough-in to run LOXONE Tree bus cabling, speaker wire, shade motor power, and Cat6 networking — all at once.

  • Basic (lighting + keypads): $5,000–$15,000
  • Mid-range (lighting + climate + audio): $15,000–$35,000
  • Full automation: $35,000–$80,000+

The basic tier gets you whole-home dimming with scene control from LOXONE keypads — Morning, Evening, Entertaining, All Off. Mid-range adds multi-zone audio, climate integration with your HVAC, and presence-based automation. Full automation covers everything: shades, security, intercom, outdoor lighting, pool control, energy monitoring, and custom programming.

Retrofit

Retrofits use LOXONE Air wireless devices to minimize rewiring. Costs are higher per feature than new builds because wireless hardware carries a premium and installation requires more creative problem-solving around existing walls.

  • Basic (wireless lighting control): $3,000–$10,000
  • Mid-range: $10,000–$25,000
  • Full: $25,000–$60,000

We always assess the existing wiring first. Many homes — especially those built in the 2000s and later — already have low-voltage wiring or Cat5/Cat6 that we can repurpose. The more existing infrastructure we can use, the lower the cost.

LiteTouch Replacement

If you have a LiteTouch system, your existing low-voltage wiring can often be reused, reducing cost significantly. LOXONE Tree technology is compatible with the same cable types LiteTouch used, so the most expensive part of the job — running new wire — is often unnecessary.

  • Typical range: $15,000–$40,000
  • Basic (lighting replacement only): $10,000–$20,000
  • Full (lighting + add audio, shades, climate): $25,000–$50,000+

Commercial

Commercial automation covers offices, retail spaces, restaurants, gyms, and multi-tenant buildings. The hardware is similar but the scale and programming requirements are different — occupancy scheduling, energy reporting, zone-based HVAC control, and integration with building management systems.

  • Small office/retail (under 3,000 sqft): $10,000–$30,000
  • Medium building (3,000–10,000 sqft): $30,000–$80,000
  • Large commercial (10,000+ sqft): $80,000+

Commercial clients often see ROI within 2–3 years through energy savings alone, especially with automated lighting schedules and occupancy-based HVAC control.

Irrigation system tied to weather data. This home runs almost entirely on automation — the owners rarely touch a switch.

How LOXONE Compares on Cost

The initial hardware cost of LOXONE is comparable to Control4 and often lower than Savant for equivalent features. Where the real savings emerge is the total cost of ownership over time.

Year-one hardware and installation costs (whole-home, mid-range scope):

  • LOXONE: $20,000–$40,000
  • Control4: $18,000–$45,000
  • Savant: $35,000–$80,000+

Ongoing annual costs:

  • LOXONE: $0 (optional Grizzly Care from $300/year)
  • Control4: $500–$2,000/year (4Sight subscription + dealer service calls for programming changes)
  • Savant: $1,000–$2,500/year (cloud services + mandatory dealer programming)

5-year total cost of ownership (mid-range whole-home system):

  • LOXONE: ~$30,000 (hardware + install, $0 recurring)
  • Control4: ~$35,000–$45,000 (hardware + install + 4 years of fees and service)
  • Savant: ~$50,000–$80,000+ (higher hardware cost + 4 years of fees)

The key differentiator: LOXONE gives you full programming access through LOXONE Config software. You can rename rooms, adjust scenes, create new automations, or troubleshoot without calling anyone. Control4 and Savant require a dealer for most changes, which means service calls and hourly fees.

What’s NOT Included in These Prices

To keep expectations aligned, here’s what’s typically outside the automation scope:

Electrical panel and light fixtures separate from automation hardware

  • Electrical work. If your home needs new circuits, panel upgrades, or high-voltage wiring beyond what your electrician is already providing, that’s a separate line item from your electrical contractor.
  • Fixtures. Light fixtures, ceiling speakers, and shade fabric/hardware are separate from the automation hardware that controls them. We specify compatible products and coordinate with your designer, but the fixtures themselves are a separate purchase.
  • Networking infrastructure. A robust WiFi and wired network is critical for any smart home. We offer professional networking services — access points, switches, and configuration — but it’s quoted separately because many clients already have adequate infrastructure or handle it through another vendor.
  • Ongoing support after year one. Your first year of support is included. After that, optional Grizzly Care plans start at $25/month for remote support and priority scheduling. These are never required — your system runs independently.

Frequently Asked Questions

How much does a basic smart home cost in Houston?

A basic smart home with lighting automation in Houston typically costs $5,000–$15,000 for a new build using LOXONE. This includes a Miniserver, dimmers, keypads in main living areas, and scene-based control. Retrofits using LOXONE Air wireless devices start around $3,000–$10,000. The exact number depends on the number of circuits and rooms you want to control. Use our calculator for a quick estimate, or book a free consultation for a detailed quote.

Is LOXONE more expensive than Control4?

Year-one hardware and installation costs are often comparable between LOXONE and Control4 for similar scope. However, LOXONE has zero monthly fees and gives you full programming access, while Control4 charges for 4Sight cloud services and requires a dealer for most changes. Over five years, LOXONE typically saves $2,500–$10,000 in recurring costs and service calls. Savant is generally the most expensive of the three. See our full system comparison for details.

Do I have to pay monthly fees for LOXONE?

No. LOXONE core automation — lighting, climate, shading, audio, schedules, scenes — runs locally on your Miniserver with zero monthly fees. You own the hardware and software outright. There is no subscription tier, no cloud dependency for daily operation, and no “premium” feature unlock. Grizzly Tec offers optional Care plans starting at $25/month for remote support and priority scheduling, but these are never required for your system to function.

Can I automate my home in phases to spread out the cost?

Absolutely. LOXONE is modular by design, and phasing is one of the smartest ways to manage budget. A common approach: Phase 1 is lighting control ($5,000–$15,000), Phase 2 adds audio and climate ($8,000–$15,000), and Phase 3 adds shades, security, and any remaining features ($10,000–$20,000). The key is to wire for future features during initial installation — especially in new builds. Running an extra cable now costs a few hundred dollars; retrofitting it later can cost thousands.

Does smart home automation increase home value?

Yes. In the Houston market, whole-home automation can support a 3–5% resale premium on homes in the $500K+ range. Buyers increasingly expect integrated lighting, climate, and security control — especially in communities like The Woodlands, Cypress, and Memorial. A professionally installed LOXONE system is particularly attractive because there are no subscription fees tied to the home. Realtors consistently tell us that smart home features are a differentiator in competitive listings.
